If you have not yet settled on a building plan, our surveyors will perform a designer survey package. This will include a detailed collection of topography and other important onsite data so your designer can create your dream home.
After the foundation wall is constructed, Foresight will verify the location of the wall and the elevation by providing a signed and sealed survey plat that will graphically depict the new construction.
If you already have a building plan, our staff will review the plan and verify its feasibility to the code restrictions of the jurisdiction in which you would like to build. By preparing a conceptual layout plan, you can see your home’s footprint on the approximate shape of your lot. We will eventually follow the conceptual layout plan with a boundary survey to verify the boundary line locations.
Following the footer excavation and pour we will be onsite to verify the elevation of the top of footer and stakeout for a perfectly square foundation wall location. We will set masonry tacks in the footer at each break point and corner of the proposed foundation wall.
Once your plans are approved and permitting is acquired we can move forward with the new construction stakeout. If the lot is wooded and you are not sure which trees should remain, we can perform a tree clearing stakeout. We will set 4 wooden stakes at your building “box” location prior to clearing. If you need to make an adjustment to the positioning of your home on the lot after you see the stakeout we will work with you and re-stake the new home location.
If you are building in a flood zone there are several considerations in regard to the type of structure and elevations to consider. We will work closely with you and your contractor to assure the necessary requirements are met.
Following your approval of the home position, we will work with your mason or pile driver during the next phase of your project.
There are a variety of structural foundation designs that may be used when building a home at the Delaware Seashore. The two factors that usually carry the most weight in the decision making process are soil stability and flood zone implications.
If soil stability is poor you may decide to build a home on piles or you may want to have piles driven down below grade and cap them with a concrete grade beam to act as the footing. If this is the case, we will review your piling layout plan and set pins each of the proposed piling locations.
When framing has commenced, but prior to the construction of the roof system, Foresight will make another site visit to verify the 2nd or 3rd floor framing elevations are consistent with the building plans and that the height restriction is not going to be exceeded.
If you are building in a flood zone, Foresight will review the intended mechanical elevations, foundation venting and planned exterior grading with your contractor to be sure they meet the FEMA requirements.
Following construction completion, Foresight will provide the signed and sealed final as-built and elevation certificate if necessary to acquire a certificate of occupancy.
